Real estate agent meeting clients face to face

Lead qualification, on iMessage, 24/7

Every lead,
qualified by morning.
Matilda handles intake.

When a buyer texts about a listing, Matilda answers in seconds. She qualifies budget, timeline, and intent right inside iMessage, then hands your agents serious, pre-approved buyers ready to see a home today.

Why brokerages care

Stop buying AI software.
Start buying closes.

What brokerages pay for leads today

Zillow Premier Agent, Realtor.com, and similar programs charge agents roughly $200 to $1,000+ per lead, and those are cold clicks. Someone who opened a listing at 11pm. Little qualification, weak intent, often no preapproval. Conversion is brutal: think single digits.

What Matilda delivers

Buyers who have been conversationally qualified on budget, timeline, and intent. Pre-approved or actively in the process. They have already picked a specific home, and they are requesting a showing right now.

That is not a lead

It is a customer standing at the door. When you frame it that way, the commission reduction almost sells itself.

What it is actually worth

If a traditional lead converts around 3% and costs about $500, the implied lead spend to land one closed buyer is on the order of ~$16,000. A platform fee or a share of a reduced commission can still be the best deal brokerages have ever seen on a per-acquisition basis.

The pitch to a brokerage MD

"We send your agents buyers who are ready to see a home today. Your agents show up, close the deal, and split a reduced commission with us. No lead costs, no nurturing, no wasted hours. Just closes."

Pipeline, not software

Stop selling AI to real estate professionals as a tool. Sell guaranteed qualified deal flow to brokerages, powered by AI infrastructure they never have to touch. Matilda is not a tool. It is a pipeline.

Matilda runs on AI. She's good at keeping things organized and on schedule. She won't give legal advice or set prices. The big decisions are still yours.

How it works

We build the pipeline.
You get the showings.

Every brokerage routes buyers differently. We configure Matilda around your coverage, compliance, and handoff, then tune it as volume grows.

Sheet A-1 · Implementation sequence

Not to scale · Process overview

  1. Phase 01 · Foundation

We align on routing and economics

We map how buyers should reach your agents, what a qualified handoff looks like for your market, and how commission splits or platform fees fit your model.

  2. Phase 02 · Structure

    We deploy the pipeline

We configure Matilda end to end: qualification flows, messaging, and the handoff into your team. We test in your real workflow before volume ramps.

  3. Phase 03 · Handoff

    Show-ready buyers flow in

When it is live, your agents get summarized, qualified showing requests, not cold lead lists. We stay close after launch to tune routing and conversion.

Per-acquisition math

Cold leads are expensive
at the closing line.

A $500 lead at a ~3% conversion rate implies enormous spend before one buyer closes. Show-ready introductions change the denominator. You can take a platform fee or a share of a reduced commission and still be the best deal brokerages have seen on a per-close basis.

*Illustrative math: roughly $500 per lead at roughly 3% conversion implies on the order of ~$16,000 in lead spend per closed buyer before any split. Actuals vary by market and program.

Questions

The stuff you’re wondering.

How the tech works, what you’re paying for, and where your data lives.

The clearest value story is for brokerages: qualified buyers who want a showing today, routed to your agents, with economics that compare favorably to pay-per-lead portals. Matilda is powered by agentic AI infrastructure your team does not have to run day to day. We still work with select agents and teams when the fit is right.

Agentic AI means an assistant that doesn’t just answer one-off prompts—it keeps context, uses tools, and works toward goals over time. Matilda is built that way: we wire in skills, memory, and integrations so she acts like a persistent coworker for your real estate workflow, not a generic chat session.

We start with a discovery call to understand how your team actually works—your follow-up cadence, deal tracking habits, lead sources, pain points, all of it. Then we build your Matilda instance from scratch: writing custom personality and skill files, connecting your messaging channels, and configuring automations around your specific process. No templates, no one-size-fits-all.

The implementation fee covers the full setup: discovery sessions with your team, custom agent configuration, skill development, channel integrations (iMessage, SMS, etc.), testing, and launch support. It’s a one-time cost that reflects the hands-on work of building an agent around your workflow.

The ongoing managed services fee covers monitoring, updates, and tuning. We keep your Matilda instance running smoothly—updating skills as your workflow evolves, applying platform updates, troubleshooting issues, and making adjustments when you need them. You focus on selling, we handle the tech.

Matilda runs on a local machine owned and operated by Shafiq & Company. Your data never touches a third-party server you don’t control. We run and maintain her agent stack on dedicated hardware, which means we can configure, update, and optimize it without you lifting a finger.

You do. Your conversations, contacts, deal notes, and everything else Matilda stores belongs to you. Because it runs on hardware we manage on your behalf (not in some shared cloud), your information stays isolated and under your control.

Absolutely. That’s the whole point of the management relationship. Need a new follow-up sequence? Want Matilda to handle open house prep differently? We update skills, instructions, and workflows to match. Because she’s a configurable agentic system, changes are straightforward—no heavyweight app deployments, just refined behavior.

Matilda can work through iMessage, SMS, WhatsApp, Slack, and more. We’ll connect whichever channels your team and clients already use. Most of our realtor clients start with iMessage and SMS since that’s where the conversations already happen.

Yes, fundamentally. ChatGPT is a general chatbot you go to when you have a question. Matilda is a persistent agent that’s always running, always aware of your deals and contacts, and always ready to act on your behalf. She’s not a tool you open—she’s a coworker you text.

Because Matilda runs on dedicated local hardware rather than shared cloud infrastructure, your data is physically isolated. We scope permissions carefully so she only accesses the tools and channels you approve, and each client’s environment is kept separate from the others.
